Who is responsible for maintaining and servicing fire detection and alarm systems in a commercial building?

Every business needs to have a designated responsible person to manage all aspects of fire safety, and this will include ensuring that all fire detection and alarm systems in a commercial building are regularly maintained. The relevant legislation can be found in Article 17 of the Regulatory Reform (Fire Safety) Order 2005, which states that: “the responsible person must ensure that the premises and any facilities, equipment and devices provided in respect of the premises under this Order…are subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and in good repair”.

What are the four main types of fire alarm systems?

Ionisation – these alarms are good for detecting the small particles of smoke generated by fast-burning fires such as those involving paper

Photoelectric – also known as optical, these alarms are triggered when smoke passes through a beam of light and are good for detecting small or smouldering fires

Combination ionisation/photoelectric – because they incorporate both previous types of alarm, these are considered to be more reliable and are generally recommended for use in all rooms except kitchens

Heat – as the name suggests, these alarms respond to changes in temperature rather than by detecting smoke, making them useful in locations that might generate false alarms in smoke detectors, such as kitchens or dusty places like lofts and garages
